The Arbor has 106 Boat Slips, leased from Duke Energy, located at two dock locations on Lake James; one off Anchor Dr. (92 Slips) and the second location is off Water’s Edge Dr. (14 Slips). Reconstruction planning, due to Storm Helene in Sep 2024, is underway - diagram here is the prior footprint for the 92 Slip location. These Boat Slips are individually assigned to Property Owners, via a slip number that is recorded in county public records. These owners are obligated to pay an Annual Fee, established by The Arbor’s Board, to cover maintenance, repairs, electricity, reserve funds, and the annual leasing fees charged by Duke.
Sale and/or annual rental of these Boat Slips is only permitted between Property Owners within The Arbor.

The Arbor has a fenced in, surveilled, gated boat storage facility, located at 144 Waters Edge Dr., for 90 boat trailers and boats. An application needs to be on file with a description of specific property. An annual fee, established by The Arbor's Board, is charged for each space. Rules have been established for 2026, with a revised application for all to resubmit prior to Jan 2026 - the new form was sent by email on Nov 13, 2025.
